Transfers, subletting and occupation

Support for landlords, outgoing tenants and incoming tenants when a lease is assigned, transferred, sublet or occupied by another party.

Services and pricing

• Licence to Assign — £500
  Documents the landlord’s consent to transfer a commercial property lease and any conditions to be satisfied.
• Authorised Guarantee Agreement — £500
  May be required as a condition of assignment, making the outgoing tenant liable as guarantor for the incoming tenant.
• Licence to Sublet — £500
  Documents the landlord’s consent to sublet and any conditions. A separate fee applies for preparing or reviewing the sublease.
• Licence to Share Occupation — £450
  Permits a tenant to share occupation where the lease does not already allow it.
• Licence to Occupy — £750
  Allows a person or business to occupy commercial premises without creating a lease.
• Tenancy at Will — £650
  A short-term commercial tenancy that either party may terminate at any time.
• Deed of Assignment — £450
  Documents the assignment of an unregistered commercial lease. A separate fee applies for reviewing and advising on the lease where required.
• Deed of Transfer — £450
  Documents the transfer of a registered commercial lease. When acting for the incoming tenant, registration costs an additional £250 plus the applicable Land Registry fee.
• Notice of Assignment or Transfer of Lease — £250
  Usually required after an assignment or transfer, plus any fee payable to the landlord under the lease.
